The building

About Urban City 44

A 210-apartment residential complex at Pireos 44 in central Athens, developed by Astrea International Properties. The building is a conversion: a 1950s office block, fully redeveloped into fully furnished, serviced apartments with hotel-grade shared facilities.

A rooftop pool, jacuzzi and sky bar with a 360° observation deck; an indoor gym and outdoor yoga space; a business centre and coworking lounge; a residents’ lounge; 24/7 security and smart-building systems; and parking across three basement levels.

The Neighbourhood

Pireos 44, Athens 104 37 — between the commercial triangle and Metaxourgeio. Metaxourgeio metro is about 490 m away (a 6-minute walk) and Omonoia about 475 m.

Metro Line 3 runs direct to Athens International Airport; Line 2 runs direct to Piraeus port. Both are reachable within a 10-minute walk of the building.

Central, dense and genuinely lived-in rather than touristic. Omonoia is a working transport hub with a mixed reputation and a long programme of public investment behind it. We would rather you visited and formed your own view than took a brochure’s word for it — ask us for a tour.

Buying

The Purchase Process

Yes. There is no general restriction on foreign ownership of Greek property. You will need a Greek tax number (AFM) and a Greek bank account, and the purchase is executed before a notary. Much of the process can be handled remotely through a power of attorney.

Expect transfer tax, notary fees, land registry fees and legal fees on top of the purchase price. As a planning figure, allow roughly 5–10% in total, but ask your lawyer for a precise calculation for your specific transaction — the figure varies.

Not necessarily. A power of attorney allows a Greek lawyer to act for you, and most steps can be completed without you travelling. Certain steps — such as biometrics if you are also applying for a residence permit — do require attendance at some point.
